Qual é a função de um administrador de condomínios?

Os apartamentos são como pequenas cidades, o que significa que os procedimentos administrativos costumam ocorrer na fase estratégica, mais ligada às questões políticas da comunidade (suas regras e resoluções), e na fase operacional, voltada para a implementação do que foi acordado em a fase estratégica.

Nesse sentido, o síndico é o protagonista dessa estrutura organizacional, pois ele é o responsável por manter a política do condomínio em ordem desde o planejamento até a execução.

Nessa perspectiva, quanto mais trabalho operacional um superintendente de apartamento realiza, menos tempo ele tem para desenvolver planos de melhoria do ambiente ou recomendações para reduzir o custo dos serviços como de empresa de elevadores. É aqui que o administrador de condomínio age.

Nos termos da legislação, a função do síndico, seja ele residente ou administrador de condomínios:

  • Convocar uma assembleia geral de acionistas;
  • Representar ativa e passivamente o apartamento, em juízo e fora dele, para a prática dos atos necessários à salvaguarda do interesse comum;
  • Comunicar imediatamente ao Conselho a existência de processos judiciais ou administrativos no interesse do apartamento;
  • Cumprir e fazer cumprir as convenções, regulamentos internos e decisões da Assembleia Geral;
  • Assegurar a preservação e guarda das partes comuns e assegurar a prestação de serviços de interesse dos proprietários;
  • Elaborar um orçamento anual de receitas e despesas;
  • Recolher as suas contribuições dos proprietários dos apartamentos e recolher e recolher as multas devidas;
  • Reporte-se à reunião anualmente e quando necessário;
  • Faça um seguro de construção.

Administrador de condomínios: ao contratar uma administradora quais os riscos

  • Administração e Gestão de Operações
  • Assembleia Geral de Acionistas – convocar e realizar eventos, e lavrar e lavrar atas das reuniões com notário habilitado;
  • Emitir avisos e avisos de missão;
  • Gerir os contratos de proteção e manutenção dos equipamentos do condomínio;
  • Prestar suporte técnico para manutenção preventiva e corretiva de edificações, incluindo visitas técnicas e fornecendo relatórios de diagnóstico de falhas e propondo soluções;
  • Gerenciar a aquisição e o consumo de produtos e serviços;

Gestão de pessoal

Eleição, admissão, gestão e demissão de empregados e acompanhamento de rescisão de contratos de trabalho homologados por regionais do trabalho, sindicatos e/ou tribunais do trabalho;

  • Orientação para funcionários e prestadores de serviços no desempenho de suas funções;
  • Certidão de registo criminal;
  • Abrir conta pessoal em folha de pagamento em agência bancária cadastrada no condomínio;
  • Emissão e pagamento de benefícios sociais (vale alimentação e vale-transporte) aos colaboradores por meio de cartões digitais;
  • Pagar salários, preparar contracheques e salários;
  • Apresentar relatórios mensais e anuais de informações ao FGTS, INSS, RAIS, DIRF, etc., e comunicar ao Ministério Público do Trabalho as admissões e demissões por meio do CAGED;
  • Gestão eletrônica da sociedade;
  • Arrecadação e pagamento de guias fiscais;
  • Preparação e pagamento de férias, 13 dias de salário, taxas e outros benefícios sociais;

As escalas de revezamento de funcionários são preparadas e aprovadas pelo escritório de trabalho ou sindicato.

Em todos os casos acima, o gestor libera o Administrador de condomínios da realização das atividades operacionais, liberando-o para considerar as questões mais importantes, como melhorias ambientais e possíveis economias em diversos serviços.

Administrador de condomínios: Gestão Financeira

  • Prestar contas mensais através de demonstrações financeiras com documentos comprovativos;
  • Um resumo anual de receitas e despesas;
  • Elaborar e acompanhar as previsões orçamentárias anuais;
  • Emissão, impressão e distribuição de documentos bancários;
  • Controlar o pagamento de cotas de apartamentos;
  • Avaliar contas, contratos, etc. para reduzir despesas de apartamentos;
  • Contas a pagar para pagamentos programados;
  • Gestão de descumprimento – cotas de cobrança judicial e extrajudicial e demais obrigações;
  • Gerencie as taxas de consumo de água e gás de acordo com um sistema de medição separado.
